DALLAS, TX

Since the first ever Incremental Development Alliance meeting in 2015, Dallas has been a hub for small scale developers. Led by Monte Anderson, monthly 12-Step meetings are currently being held inside Tyler Station at Wax Space. Each monthly meeting has approximately 50 attendees there to build their knowledge and grow their contacts to ensure their projects are successful.

Monte has lived and worked in south Dallas his entire life, transforming urban sprawl into the proving ground for Neighborhood Evolution’s core principles for incremental and local development. His “farms” span the entirety of the Dallas metro area, with a strong focus on adaptive reuse of shopping centers, schools, and even 1970s-era ranch house.

Monte’s most recent project is Wheatland Plaza in Duncanville, TX, a 90,000 SF retail shopping center makeover that includes new restaurants, a daycare, a co-working space, and various other local retail and office space users.

What would you build for your neighborhood? Have you ever walked past an empty building and thought “I could do something with that?” Do you wish your neighborhood had more life, more housing for locals, and more opportunities?

We partnered with the Urban Land Institute Dallas-Fort Worth to teach strategies for people to improve their block, build wealth for their community, and become community-driven developers. Although this program ended in August of 2025, we look forward to the possibility of returning in the summer of 2026!
